How the Season Works
The Winter Texan season runs roughly November through March, and park pricing follows it. Most parks quote a monthly rate and a discounted seasonal rate, with water, sewer, and trash usually included and electric metered separately. Wifi and cable vary park to park, so get the rate sheet in writing before you commit.
The popular activity parks fill their January and February calendars months ahead, and a lot of returning guests reserve next season on their way out in spring. If you want a specific park, call by early fall. If you're flexible, November arrivals can usually still find a lot at the smaller parks.
Picking the Right Park
Geography sorts the parks as much as price does. The Mission and Palmview corridor on the west side has the biggest cluster of resorts, the Alamo to Donna strip is one of the densest Winter Texan corridors in Texas, Weslaco and Mercedes anchor the Mid-Valley, and Harlingen, San Benito, and Brownsville hold the Lower Valley with the coast at Port Isabel beyond.
The honest advice: the same park can be packed and lively in February and half-empty in November, and an activity calendar on a website is not proof anyone shows up. If you can, visit before you book a full season, sit in on a dance or a coffee hour, and ask a current guest what the park is really like. Age rules matter too. Many established Winter Texan parks are 55-plus, and the ones that aren't will say so.
Common Questions
When should I book a lot for the winter?
For the big activity parks, call by early fall; their January and February lots go to returning guests first and fill months ahead. Smaller parks usually have space for November arrivals, and you can often upgrade mid-season when someone leaves early.
Are most Winter Texan parks 55-plus?
Many of the established parks are age-restricted to 55 and up, though plenty are all-ages. Rules on younger guests and visiting grandkids vary by park, so ask before you book rather than assume.
What does a seasonal lot usually include?
Water, sewer, trash, and use of the clubhouse and amenities are typically in the rate; electric is usually metered on top. Wifi, cable, and activity fees vary widely. Get the current rate sheet in writing, because rates and rules change season to season.
