Penitas, Texas
Peñitas, west of Palmview on the old river road, claims a settlement history older than almost anywhere in Texas. Today it's the quiet, low-cost end of the Upper Valley, with the Mission resort corridor fifteen minutes east.

The Season in Penitas
Local tradition dates Peñitas to survivors of Spanish expeditions in the 1520s, which would make it one of the oldest communities in the state, and the town wears its age quietly: small streets, old family land, and brush country running down to the river. The parks out here are smaller and cheaper than the Mission giants, and the neighbors are more likely to be year-round Valley families than a sea of northern plates.
For the season's outings you're well placed for the west-side nature sites: Bentsen-Rio Grande Valley State Park and the National Butterfly Center are both about fifteen minutes east, and the drive west toward Sullivan City and the river country is the empty-highway Valley most visitors never see.
What to Know Before You Book
Be realistic about services. Peñitas has grown, but groceries beyond the basics, restaurants, and any medical care mean Palmview, Mission, or McAllen, the last of those a solid half hour. There's no Winter Texan social circuit inside town, either; you'd drive to it. Folks who pick Peñitas are buying quiet and low rent on purpose.
